The Process
When You Are Not 'Sales Ready'
Day 1
You will need to appoint a lawyer to act on your behalf
Day 2-3
Your Lawyer writes to you confirming their terms of business and requests you to complete and return various forms and information.
Day 4-10
It takes between 7-12 days to collect, complete and return this information (this may not be easy to find such as service reports, guarantees, warranties, etc). You will also be required to send your Lawyer money on account for legal expenses.
Day 11-12
The legal process will now commence. Your Lawyer has received your confirmation to act on your behalf with the relevant paperwork and legal expenses. Title Documents can now be ordered from the Land Registry.
Day 13-18
On receipt of the Title Documents your Lawyer will complete and prepare the contract papers and send them to your Buyers Lawyer (the papers include the contract, Title Documents, plan, property information form, fixtures and fittings, copies of warranties, guarantees, etc).
Day 19
Buyer's lawyer receives the contact papers.
Day 20
Buyers lawyer is ready to order searches and start the purchase process.
